How long does onboarding take?

Once your home is ready, our team gets to work. We deep clean the property, install linens, prepare the home for professional photography, build your listings, and work with our revenue management team to develop your initial pricing strategy. Once photography is complete, your home can typically go live within 1–3 days. The full onboarding process generally takes 1–2 weeks, depending on the home’s readiness and scheduling.

How is the nightly rent determined?

Your pricing strategy starts with understanding your goals. During onboarding, we talk with you about how you plan to use your home, your priorities for rental income, and what success looks like for you. From there, we work closely with our Idaho-based revenue management team to develop a dynamic pricing strategy for your property.

Rates are actively managed throughout the year based on demand, seasonality, booking pace, market conditions, competition, and local events. Pricing is never set-it-and-forget-it. We continually monitor your home’s performance and make adjustments as conditions change.

In our experience, the homes that perform best are typically those where our revenue team has the flexibility to respond to the market. The more room we have to adjust rates strategically, the more effectively we can balance nightly rate and occupancy to maximize overall revenue performance.


How much money can I earn on my home?

We understand that your home is more than a property. For many of our homeowners, it’s also an investment in their family’s future, and understanding its earning potential is an important part of deciding whether vacation rental management is right for you.

Before you join our program, we provide a personalized rental projection based on your home, location, comparable performance, and our market data. While no company can guarantee future revenue, we use the information available to give you a thoughtful, realistic picture of your home’s potential.

Actual performance can vary based on factors such as market demand, seasonality, owner use, property condition and amenities, guest reviews, and pricing flexibility. Once your home is live, we continually monitor its performance and adjust our strategy to help maximize its revenue potential.

Home Care FAQs

If a guest damages a home, who pays for it?

Every paid guest reservation is covered by our Property Protection Program (PPP), which is included with your management fee. If guest-caused damage occurs, our team identifies and documents the damage and handles the claim process for you.

The program includes up to $20,000 in content coverage for guest-caused damage with no deductible, $1 million in liability coverage per incident with a $2,500 deductible, and up to $15,000 in bed bug remediation coverage. Our goal is to protect your home while taking the work of navigating guest damage claims off your plate.

General FAQs

Can I get out of my contract if I want to?

Yes. Our goal is to earn your business through great service, not lock you into a relationship that isn’t working. If you decide to leave our program, we simply require 90 days’ written notice and ask that we honor any existing guest reservations.
